Last January 19, ULI Philippines hosted the Emerging Trends in Real Estate 2023 report launch that was joined by almost 150 participants at SEDA, Bonifacio Global City.
Jean de Castro, ULI Philippines’ current Chairperson, opened the event by welcoming Emerald Vinyl Corporation, HOMEQUBE, and Juan D. Nepomuceno & Sons as new corporate members of ULI. Jean shared in her speech how we all have a duty in influencing and advocating ideas of building sustainable and livable communities for us, and the future generation. She also thanked everyone who has supported ULI Philippines, and our sponsors, PwC Philippines and Santos Knight Frank, for the strong bond that they have built with ULI.
Before she ended her speech, she introduced Ariel Shtarkman as our reputable speaker who will provide a summary of the Emerging Trends in Real Estate report.
Founder of Orca Capital Ltd and Senior Advisor for ULI Asia Pacific, Ariel Shtarkman has prepared a very informative summary of the report and explained that to understand today’s markets, we need to look at what affects it – impending global recession, the rise of interest rates, etc. and how the major players respond to these concerns.
She also shared that since there has been a recent shift to net zero carbon investors look more at making carbon-efficient buildings and how to push other developers into moving into the same environmentally friendly buildings. This caused the prices of construction materials to soar, and demand for modern spacious offices.
The highlight of the night was the panel discussion joined by Ariel Shtarkman, Founder of Orca Capital Ltd.; Maricel Brion-Lirio, CEO and President of Filinvest REIT – FIRLT; Raoul Villegas, Managing Director of PwC Philippines; Eric Manuel, Investment and Asset Management; and moderated by Rick Santos, CEO of Santos Knight Frank.
The panel discussed how the change in office culture and work-from-home practice has affected the use of office spaces and the balance of implementing government policies while aiming for environmental sustainability. Each panelist has expressed their opinion on what the Philippine Market’s challenges this year and how the global market can affect it.
